Description
The ensemble offered here presents itself in a very well-maintained condition and impresses above all with its clear structure and the successful separation of the individual farm sections. The main house was completely rebuilt in 2006 based on the original half-timbered framework and today offers around 234 m² of living space. Upon entering, a spacious, hall-like entrance area welcomes you. From here, a guest WC and a guest room with en-suite bathroom, which can also be used as a children's or bedroom, are accessible. Another room on this level offers flexible usage options. Following this, the living area opens up, which flows seamlessly into several zones. A cozy TV corner, the semi-open kitchen, and the spacious winter garden merge harmoniously. The winter garden functions as a central dining area and, with its large window surfaces, creates a bright connection to the outdoors. From here, you go directly to the terrace. On the upper floor is the private retreat area with a spacious bedroom, dressing room, and another daylight bathroom. A special detail is the direct connection to the private stable area. Via the tack room, you go directly from the house to the stables. This area is designed as a compact private stable and has several boxes, a wash area, and direct access to the adjoining paddocks. The commercial part of the facility is clearly separated and includes an extensive stable complex with 25-30 boxes, partly as open stable solutions with direct turnout. This area is complemented by an indoor riding arena, an outdoor riding arena, and other functional areas. Additionally, in this building complex, there are two residential units of approx. 70 m² each, which can be flexibly used as vacation or employee apartments. The property is rounded off by further stable and utility areas, including a separate outdoor stable, spacious sand paddocks in the front area, extensive pastureland, and a workshop with a car lift. A carriage house offers sufficient space for storing hay and straw, while a modern horse walker supports the daily routine in the stable operation. The entire farm complex is designed so that trouble-free management is possible, including a complete circuit with agricultural vehicles. A property with a clear structure, versatile usage options, and a coherent overall concept that meets both private and professional requirements.
The property is located in a preferred outlying area of Rastede, embedded in the charming park landscape of the Ammerland. Wide meadows, paddocks, and old tree stock create ideal conditions for keeping horses and a nature-oriented life in a quiet, discreet environment. The residence town of Rastede can be reached in a few minutes by car and offers excellent infrastructure with diverse shopping opportunities, gastronomy, and medical care. The extensive network of riding trails begins almost directly at the property boundary. Moreover, Rastede is one of the most important equestrian sports locations in northern Germany and offers excellent connections to renowned training and competition facilities. Via the A29 motorway, Oldenburg, the North Sea coast, and the Bremen metropolitan region are quickly accessible. This property thus combines an exclusive, nature-oriented location with optimal conditions for horse lovers and excellent transport links.
